Location: Kirkwall
Completion: 2022
Client: Orkney Housing Association Ltd (OHAL)
Scope: 12 new-build semi-detached homes on a brownfield site

Project Overview
The site was developed with a clear focus on accessibility, quality, and integration with the surrounding townscape. Arranged in six semi-detached pairs, the single-storey homes feature a clean and traditional aesthetic, with grey slated roofs and a combination of timber cladding and off-white dash render to complement the established local character.
A new central courtyard provides practical and well-landscaped communal parking, while the layout retains and enhances access routes for pedestrians through to Glaitness Park and the wider area. Sustainable drainage and green buffer zones were incorporated to manage surface water and support local biodiversity.
Built to meet OHAL’s high standards for quality, accessibility, and energy efficiency, this development reflects our commitment to delivering housing that serves the long-term needs of the Orkney community.
